Benefits of Residential Play Spaces
Well-planned residential play spaces and provisions are an essential part of successful placemaking within new residential developments. Developing green spaces and playgrounds benefit social cohesion and childhood activity levels; but they also increase property values, benefiting you as housing developers upon sale.
Research from the Office for National Statistics finds that homes within 100m of public green spaces are on average worth 1.1% more than comparable properties further away. Therefore, if you are a planning consultant or housebuilder, play should be a key consideration in any development.
Proludic offers bespoke LAP, LEAP and NEAP designs with equipment manufactured in-house to furnish your playground and enhance the community. Boasting over 20 years of adeptly delivering play area projects in the housing sector, we have honed our expertise in securing planning approvals. All while also maintaining cost-effectiveness for our clients.
Additionally, our experience and pre-existing relationships with local authorities help us advise you in navigating provision and regulation to meet the requirements of councils’ Supplementary Planning Documents (SPDs) that go beyond the standard recommendations for residential play spaces detailed below…
LAP
A local area for play, or LAP, is a space at least 5m away from nearby homes designed for young children ages 0-6.
We recommend including the following features and equipment in your LAP:
- Playable landscaping
- Mounds and boulders
- Sensory planting
- Seating areas
- Selected play items such as springers, play panels, and low-level balance equipment
LEAP
Providing a higher level of provision at least 20m from nearby homes, a Local Equipped Area for Play, or LEAP is recommended for ages 4-8.
For more independent play, LEAPs should offer equipment, including:
- Swings
- Slides
- Climbing units
- Balancing equipment
- Inclusive roundabouts
- Basket swings
- Imaginative play features
NEAP
Neighbourhood Equipped Areas for Play, or NEAPs need to provide a minimum 1000 sqm of activity space at least 30m from nearby homes.
NEAPs become a central feature of neighbourhoods and promote health, wellbeing, and socialisation with equipment like:
- Climbing towers
- Multi-Use Games Areas (MUGAs)
- Outdoor gyms
- Parkour and callisthenics equipment
- Skate features
- Social seating areas
